A.
THE ROOF
I
am really happy that, for once, a creative suggestion is being made;
I mean the roof being made partly sloping and partly terrace -
earlier we were planning for a sloping roof for the whole building.
I
liked the idea; my suggestion is that
the terraced part be made in the front ( as shown in the accompanying
sketch ) where one can get a beautiful view of the landscape and a
fantastic view of the night sky. at the back the overhanging
rubber trees behind and the sloping roof in front will make it all a
very dreary affair.
my
main constraint as far as this building project is concerned is
financial and I have decided to tread very carefully. so we
will go for the change, provided the building costs wont shoot up
drastically. I would like to have an approximate idea of the
likely difference this change is going to bring in as far as the cost
of construction is concerned.
B.
DOORS AND WINDOWS
I
have re-arranged some of the doors and windows that were coming in a
straight line (e.g. outside door of the kitchen → door B-A → door
A-G ), the whole innards of the building are open to some one
standing outside the kitchen door. also i have been told that the air
will just pass through and will not circulate in the rooms if the
doors and windows are arranged in a straight line.
I
was not planning for a sit out and the entrance is supposed to be
into a vestibule ( room E in the accompanying sketch).
the
room on the front right of the building , room F, was meant to be
the sitting room ( I was not planning for a dining room ) where
guests can also be entertained and this room along with the vestibule
forms group 1 ( shaded green in the sketch) which is the only place
that a stranger will be allowed. all the other rooms belong to
group 2 ( shaded red ) and will be accessible to insiders only.
I
would prefer to have a water tight separation of these two groups of
rooms. individual rooms in the same group can do with an AO ( or even
a sintex door which costs just 4000 rupees including the fitting
charges) hence the door E-F has been made an AO or even D2 and door
F-A has been changed to D1.
I
will be using room A as my bed room as well. the room on the left of
the building, room D is meant to be a guest room. guests staying
overnight will have to do with this bed room and so door D-A has to
be a proper door, at least D2, and not an AO - guest can access that
room from the vestibule through the door E-D.
the
window W3a of the kitchen I find has been shifted to the side from
the rear wall where it was planned to be in the original plan. if
this is a must to provide a rear with no windows or door in order to
avail some liberties on the building rules it is fine. but if not a
must I would prefer it to be on the rear side.
if
the W3a has to be on the side wall I think it will be better to make
the door, the exit from the kitchen side, flush with wall B-F so as
to get a decent gap between the W3a and the D1. it should not be a
problem rearranging the racks and all.
I
would like to shift the W2 of room G as well to the rear wall if that
is not too much of a problem
the
room in the center, room A, is supposed to be a sort of “sanctum
sanctorum” shut off from the outside ( if I had the choice I would
have wanted to have a room on the rear side of A as well ) and that
is why I am particular that there should not be any windows on the
rear wall of that room though there could be a problem with the
lighting during the daytime. In the context of the illumination of
room A, I would suggest a FW2 (and not an FW1) for the vestibule by
the side of the main entrance door, that is in case space permits ( I
am aware that the wall is just two meters only), for this will be the
main source of lighting for room A via the FW3 of A-E.
C.
GARAGE – BUILT IN !
I
had taken off the porch from the original drawing as an economy
measure - the porch was coming to 120 sq.ft or so and I decided to do
with a GI sheet shed for my vehicles.
however,
I plan to be out of station for long durations ( I enjoy travelling )
and so have made a contingency plan. the
sitting room F can double up as a built in garage. and that is why it
is supposed to have a rolling shutter ( which is far more
comfortable, safer and secure than grills) and a ramp in the front
to take the vehicles in. my maruti 800 can coolly be accommodated in
this room along with my enfield bullet.
in
case of an eventuality where the vehicles have to be put inside the
house even when I am at home and F is thus occupied, the bed room,
room D can double up as a sitting room.
D.
CONCRETE WATER TANK
if
the roof plan is as discussed with front terrace the sloping roof on
the bath room can be cut off and a concrete tank of the same length
and breadth of the bath room, room C, of around 1500 litres can be
easily made without putting up additional pillars for that specific
purpose. I would like to see that the walls are reinforced to make
them capable of supporting the additional load of around 1500 litres
of water.
E. STAIRS
we
will have to plan for stairs to climb up on to the terrace and to
check the water in the overhead tank.
